Forest Hills Jewish Center’s $39 Million Sale Clears Path for Queens Blvd Redevelopment
Attorney General charities approval advanced a $39 million sale of FHJC’s Queens Boulevard property to a development entity tied to RJ Capital principals, with the congregation relocating to Perennial at Parkway.
The Forest Hills Jewish Center’s longtime Queens Boulevard home is set to change hands in a $39 million deal that reshapes a highly visible Forest Hills block—and reflects the scale of local real-estate capital in a neighborhood heavily shaped by Bukharian and other Jewish communities.
According to The Bukharian Times, citing Commercial Observer and PincusCo, an April 6 New York State Attorney General Charities Bureau document signed by Anthe Maria Bova authorized sale of the roughly 55,000-square-foot property at 106-06 Queens Boulevard to 106QB Development. The filing updated a 2022 approval by swapping in a new buyer LLC while keeping the $39 million price.
Property reporting identifies 106QB Development as tied to RJ Capital principals Rudolf and Iosif Abramov and Top Rock principals Uri Mermelstein and Joseph Yushuvayev. The team first contracted on the site in 2021–2022 with redevelopment plans for the block-front property.
Under the amended agreement, FHJC receives a $10 million credit toward a condominium unit at 70-35 113th Street—the former Parkway Hospital site redeveloped as Perennial at Parkway—where the congregation will build out new space before vacating Queens Boulevard. The sale is scheduled to close 12 months after the Perennial unit is delivered. FHJC lined up an $18 million credit line from Valley National Bank for relocation and interior work; net proceeds after payoffs are expected to seed the congregation’s endowment, trade press reported.
QNS and other local outlets have covered the same transaction as one of Forest Hills’ major redevelopment stories of 2026—illustrating how sacred real estate, affordable housing conversion, and private development intersect on Queens Boulevard.
